The theatre ticket offer may include 'Buy one full price ticket and get a 2^nd one free".  These tickets would normally be subject to availability as the theatres have a certain amount of seats that can be offered out, before there is a ‘cap’.

It might be best available in the theatre, or in some cases include a specific area, for example, the Stalls, Dress Circle. Grand Circle etc. - or even seats at a certain price, for example, it may be 'valid for tickets at face value £35.00'.

Always buy your tickets from a trustworthy source. The company needs to be a member of STAR (which means you can book in confidence and in a secure way) - this is a good way to check as STAR are a self regulatory body within the ticketing industry. 

The agent should clearly identify the face value of any tickets purchased and their booking fees, highlight their terms and conditions and give you a high quality of customer service.
